Buying a "Los Sabinos" House

Buying a house could not be easier. All you need to do is talk to us and we will help you every step of the way.

Once you have ordered your lot and house from us, title for the land will be transferred to you. It is a simple process that requires obtaining permission from the Mexican Ministry of the Exterior (usually this only takes a week or so) and then meeting with us and a Notary Public to trasfer the title. Once the title is yours, you can do anything you wish with it - keep it, give it away, will it to someone - there are no limits.

One of the most frequently asked questions about buying land in Mexico goes something like: "I thought you couldn't buy land there but you could only lease it. Is that not true?" The answer is simple. If you are trying to obtain land within a certain distance of a border or shoreline, you cannot own land as a foreigner BUT inland, you have the same rights to buy land as the locals do. So, you can own land in Mexico as long as it is not close to a shore or border.

Mexican Condominiums

Condominiums in Oaxaca are much the same as they are in Canada and the United States. You own your own unit but also have access to and responsibility for the common areas - in this case, the streets, the street lights, the water and sewer facilities, the common garden areas, and the like.

We choose the condo route for a very specific reason: In Mexican villages and towns, maintenance of all common areas - streets, etc. - are accomplished using a combination of taxation and what is known as a "corvee labor system." Every landowner is required to take part in maintentance projects in the community for a certain number of days per year. (The landowner may opt to pay someone to do it for him). Condo owners avoid this labor taxation because the village rules state that condo owners are responsible only for the facilities within their own subdivision and as long as the common areas in the subdivision are properly maintained, the condo owners are deemed to have fulfilled their corvee obligations.

Once the units have been sold, the condo owners will be expected to form a Condominium Council or Committee to look after common interests. This committee will be expected to set the condo fees and to oversee the proper dispersal of those funds and to supervise the caretaker/manager who will be directly responsible for maintaining all common areas (roads, garden areas) and facilities. Note that for a small additional fee, arrangements can be made to provide security and cleaning services while you are away.
