Americans and Canadians assume a tremendous debt load when they purchase a home. Indeed, a standard $100,000.00 mortgage will end up costing $128,900.00 in interest alone over 25 years as you pay the bank $763.00 every month for those 25 years. To look t it another way, in the first 10 years of the mortgage, you will pay $91,585.00 to the bank but only $10,000.00 of that is principal. The rest ($81,585.00) is interest costs. I find it hard to imagine that you and I work hard to provide a home for our family and we pay and we pay but we never reach a point where we own our own home. (Note that after paying on the mortgage for 18 years, only slightly more than half of the principal has been paid off - you are still 50-50 partners with the bank and most people do not have enough in the bank to cover more than three mortgage payments should something happen - see graph to the right).

In Latin America, many folks have a different approach. Granted, it delays gratification somewhat but it appears to be a much wiser way to obtain a home. The approach is simple and involves a series of steps. You save your money (perhaps in a bank earning interest) until you can afford to buy some land and you pay cash. The land is now owned 100% by you and even if you lose your job, the bank cannot take the land. Step two begins the process of saving again. You put money aside until you can afford to build a small house (or part of one). Once you have the money, you build. If you can afford to build a house that you can live in, more money will be available for saving; if not, on to step three. You get the idea - that you build or buy only what you can afford to pay cash for. You assume NO debt at all and you own whatever you have. You pay NO interest at all either.

This way of acquiring a home is slower and you do not move into a big house right away but it is safer, more secure and much less expensive. It even makes sense as an investment. For example, say it took you 20 years of saving and building to get the home you want. It cost you $120,000.00 spread over those 20 years. If you had purchased the same thing on the market with a $120,000.00 mortgage, you would have paid out a total of $220,000.00 in principal and interest payments (and still owe $45,000.00 on the principal). If you sell the house you built the Latin American method for $200,000.00 - an increase of 66% over the original price - your profit would be $80,000.00 but the equity you have in hand would be $200,000.00. If you sold the same house that you bought with a mortgage, you would have to pay the bank off (about $45,000.00) leaving you with equity in hand of about $155,000.00 but you paid $220,000.00 into the house so you actually lose $65,000.00 on the deal. Which method is better?
